What is LDA Naimish Nagar Yojna
Naimish Nagar is an LDA plotted township on Lucknow’s northern edge under the broader urban-expansion push. LDA’s project framing puts the full township at about 3,681 acres across 18 villages in Bakshi Ka Talab tehsil, with land-acquisition cost cited in the thousands of crores. What is open for registration now is a first release of residential plots, not the entire master vision.
The slice with an approved layout on UP-RERA is Brahma Khand (villages including Kundri Bhauli / Kondri Bhauli and Kamlabad): 597 residential plots, RERA id UPRERAPRJ493028/07/2026 (registered 28 July 2026), declared completion around 5 June 2031. Amenities LDA lists for the scheme include roads, parks, schools/hospitals, community centres, solid-waste management, commercial areas, an STP and village works.
Location and why it matters
The scheme sits in Bakshi Ka Talab (BKT) tehsil on the Sitapur Road / IIM Road corridor. LDA’s own project page and press use both road labels for the same northern belt. For buyers, the pitch is long-term northern expansion toward IIM Lucknow and the Sitapur National Highway axis, not a ready inner-city colony.
Brahma Khand’s own net developable area after deductions is about 62.5 acres within a larger township story. That gap between “township acres” and “this khand’s layout” is intentional: you are applying for plotted inventory in a registered khand, not for the full 3,681-acre map on day one.

TOI reports Naimish registration amounts from about ₹1.52 lakh to ₹9.5 lakh depending on size. That money is separate from the ₹1,100 fee and should be confirmed size-wise on the portal. This guide does not invent a per-size EMD schedule.

What the advertised price does and does not include
- Included in the ₹3,800/sq ft figure: base land/plot cost for the stated area (tentative until LDA’s final assessment).
- On top, reported: freehold 12% of land value (SarkariProperty from LDA docs).
- Outside both: stamp duty and conveyance/sale-deed registration. Confirm current UP rates with the competent authority; this guide does not invent a percentage.
- Not published for Naimish (unlike the Varun Vihar booklet): location premiums (corner / park / wide road), installment interest, one-time rebate ladders, reserved-category deposit %.
- Application money: ₹1,100 fee plus the size-wise registration amount (TOI range ₹1.52 L to ₹9.5 L). Confirm on the portal.

Layout facts buyers should read
- Existing abadi of Kondri Bhauli sits inside the khand and is deducted from developable area, not cleared.
- HT line: layout remark says plots under the high-tension line are allotted only after the line is shifted. LDA has not published which plot numbers those are.
- 148 future-development plots appear on the same sheet outside the 597. They are not part of the current offer table; timing is unpublished.

Brahma Khand vs broader township / Bhumi Khand
Brahma Khand’s 597 is the count you can tie to an approved layout. Press and LDA clippings also mention Bhumi Khand (Jagran-linked figure around 487 in one hosted clipping; other outlets use different first-phase totals such as 1,084, 1,179 or 1,673). Those broader totals are useful for context but are not a substitute for the RERA layout schedule. Where Bhumi Khand’s approved layout is incomplete or unpublished on RERA, treat its plot count as press-reported with caveats.
How this compares briefly to Varun Vihar
- Rate: Naimish ≈ ₹3,800/sq ft vs Varun Vihar ₹2,800/sq ft (TOI links the Naimish premium to higher land acquisition cost).
- Size band: Naimish starts smaller (72 sq m); Varun Vihar Phase-1 table starts at 112.5 sq m.
- Documentation: Varun Vihar has a detailed public booklet (eligibility, premiums, EMIs, rebates). Naimish’s equivalent schedule for those items is largely unpublished; budget with freehold + stamp as known extras and verify everything else on the portal.
