Eligibility

  • Above 18 years; Indian citizen (NRIs eligible).
  • Applicant or family (spouse and dependent children) should not have a residential house/plot in Lucknow, and not more than one govt-allotted house/plot in U.P. (LDA / UPHB / other govt dept).
  • False particulars can mean cancellation and forfeiture of the full registration amount.

After allotment, the balance can be paid in 36 monthly installments at 9.7% p.a. Delay adds 2% penal interest → 11.7% p.a.

One-time rebate on the balance (after registration is adjusted):

  • 6% within 45 days
  • 5% within 60 days
  • 4% within 90 days

Do not self-deduct the rebate while paying; LDA adjusts after assessment. Choosing one-time payment gets preference in allotment.

  • Freehold: 12% of land cost (including premiums if any), payable before sale deed; not included in plot cost.
  • Maintenance: as prescribed by LDA / GoUP (incl. GST) until the scheme moves to the municipal corporation.
  • Govt / municipal / Jal Sansthan charges: borne by the allottee, as applicable.
  • Plot cost and area remain tentative; you pay any difference on final assessment.

Cancellation and refund highlights

  • Unsuccessful applicants: refund within 3 months of lottery → no interest; after 3 months → 4% p.a. simple interest on registration money.
  • Voluntary cancel after allotment: deduct 20% of registration + GST; balance refunded without interest.
  • Installment default: three missed installments can trigger cancellation after notice; six consecutive defaults can mean cancellation without prior notice.
  • Disputed allotted plot: no alternate plot; refund with simple interest at SBI MCLR.

Possession is framed within five years under RERA terms in the booklet, after dues and registration. Mortgage needs LDA permission/NOC.

The one-time option gives a 6% rebate within 45 days, 5% within 60 days, or 4% within 90 days on the eligible balance, after registration is adjusted. The installment option runs for 36 months at 9.7% annual interest, with delay interest of 11.7%; LDA makes the final assessment and adjustment.

How much does a standard Category A plot cost all-in?

For the standard general-category example, the guide works out approximately ₹36,04,234 using the 45-day one-time rebate and freehold charge. This is before stamp duty, sale-deed fees, maintenance and other applicable government or utility charges, so use the worked example and table as planning figures.

Is Varun Vihar the same as Naimish Nagar?
